DELANA has been working for clients on a Fixed Price contract or a Cost Plus basis agreement.
Fixed Price agreement — we give you one fixed price to supply and install. There are no separate fees on a fixed price contract; overhead and profit are included inside the fixed price.
Cost Plus agreement — we handle all supervision and coordination. You choose and pay for all related costs, materials, and labour, and we charge a fee on top.
For a Cost Plus contract — average fee according to local statistics: general contractor fees in Metro Vancouver run 10% to 20% of the total project actual cost.

Every licensed home builder in British Columbia is legally required to register every new home with a third-party warranty provider. The coverage runs 2-5-10 — two years on labour and materials, five years on the building envelope, and ten years on structural defects. This is your protection if anything fails after handover, and it is your right to demand the documentation before signing with any Vancouver general contractor.

All warranty documents are delivered at handover — not promised verbally, not assembled later. Architect Peter Cardew drew the design for 1519 W 33rd Avenue in Shaughnessy. DELANA Interiors, as the general contractor, built the home one hundred per cent from his plans — permits, trades, inspections, finishes. DELANA Interiors also completed one hundred per cent of the interior design inside that envelope. The credential here is not that DELANA built a nice house; it is that a celebrated Vancouver architect trusted DELANA with the construction of a Shaughnessy home he had designed.
1529 W 33rd Avenue, Shaughnessy, Vancouver · Full Renovation · Crosby House (Heritage Register B-Listing)
The Crosby House at 1529 W 33rd Avenue — designed by architect Robert Berwick in 1937 as one of his first professional commissions, on the Vancouver Heritage Register as a B-listing with Municipal Protection — went through a full-scope DELANA-led renovation. DELANA managed the full general-contracting scope: City of Vancouver permit coordination, every trade, every inspection, and the heritage-sensitive finish work a registered property requires. On this project DELANA completed 100% of the interior design and 100% of the finishes — inside and outside. Berwick\'s design (later featured in the Journal of the Royal Architectural Institute of Canada in 1939) is a rare Vancouver example of early modernist residential architecture — planar concrete-block surfaces, corner windows, cubic proportions.

DELANA works on two types of contract agreement. A Fixed Price contract — we give you one fixed price to supply and install, with no separate fees because overhead and profit are folded inside the fixed price. Yes. We manage all permit applications, inspections, and final sign-off for every project that requires one. Permits are part of our scope — you never have to deal with the city yourself.
Standard residential renovation permits with the City of Vancouver typically take 8 to 16 weeks for review. Complex builds, structural work, and projects under heritage review can extend this to 20 to 34 weeks. DELANA submits permit applications on day one of the contract — so the file is progressing with the city while you are selecting finishes. We monitor the application status directly and respond to any city queries on your behalf.
Vancouver renovation costs run 20 to 30 per cent above the national Canadian average for the same scope and finish quality. Trade wages in Metro Vancouver are higher, BC Step Code energy compliance adds upfront investment, the City of Vancouver permit and Development Cost Levy schedule is stricter than most municipalities, and material costs across the region are elevated. None of these are markups by your contractor — they are real cost-of-doing-business inputs that any licensed Vancouver general contractor faces.
At minimum, a Vancouver general contractor should carry a $2 million commercial general liability policy plus active WorkSafeBC coverage on every trade brought to your site. Ask for a Certificate of Insurance and a current WorkSafeBC clearance letter before signing any contract — both are free to request from any legitimate contractor. We confirm a firm start date once permits are submitted and the contract is signed — not on the first call. If a contractor offers to start next week on a project of any real scope, that is a signal worth questioning.
