How to Vet Any Vancouver General Contractor

Before you sign a contract with any general contractor in Vancouver — including DELANA — work through this checklist. Every item on the list is something a legitimate contractor will produce on request, in writing, before any deposit. If a contractor hesitates on any of these, walk away.

  1. City of Vancouver General Contractor business licence. Every contractor operating in Vancouver must hold a current municipal business licence. Ask for the licence number and verify it on the City of Vancouver business licence lookup.
  2. Active WorkSafeBC clearance letter. Free to request. Confirms the contractor has current WorkSafeBC coverage on every trade they bring to your site — which means you carry zero liability for on-site injuries.
  3. Commercial general liability insurance — $2 million minimum. Ask for a Certificate of Insurance naming you as the additional insured for the project period. A $2 million minimum is the working standard for residential general contracting in Metro Vancouver.
  4. Active home warranty registration with a BC-licensed provider. New home builds and major additions are legally required to carry a 2-5-10 warranty registered under the BC Home Protection Act.
