Condo Renovation Quote Checklist
DELANA Interiors · Prepared October 2026
Use this worksheet to compare the work behind each price. Complete it with the contractor and your building manager before deciding on a start date. A blank item means you need an answer; it does not mean the cost is zero.
1. Describe the work
Record the unit size, rooms being renovated and the finishes you want. Identify what stays: cabinets, plumbing locations, flooring, appliances and fixtures. Then list what will be removed and replaced. Ask each contractor to price the same work so a lower total does not hide a smaller scope.
Project address or unit reference: ______________________________
Rooms and work: _____________________________________________
Products and finishes already selected: __________________________
Items still undecided: ________________________________________
2. Confirm who buys and installs each item
Separate appliance purchase from appliance installation. Do the same for fixtures, cabinets and flooring if the owner is buying them. Confirm delivery responsibility and what happens if a selected item is unavailable. Do not order a replacement with different dimensions before checking its effect on the layout and agreed price.
Owner purchases: ____________________________________________
Contractor supplies and installs: _______________________________
Delivery dates and responsibility: ______________________________
3. Review the building requirements
Ask for the current renovation package and actual building bylaws. Identify the approval steps, required documents, permitted work hours and delivery arrangements. Confirm elevator access and any protection required for shared areas. Record actual fees separately from refundable deposits, together with the conditions for receiving a refund.
Strata approval status and next review date: _____________________
Work hours and delivery bookings: ______________________________
Building fees: __________ Refundable security: __________________
Refund conditions: __________________________________________
4. Check building systems before pricing
Ask how water to the unit can be shut off and whether a planned interruption affects neighbours. Have the relevant trades check the proposed work and the unit’s electrical panel. Discuss sprinkler changes with the building’s maintenance company. Report active leaks before closing up walls or planning a finished-room date. Confirm any assessment needed before materials are disturbed.
Checks completed and by whom: _______________________________
Unresolved conditions: _______________________________________
5. Separate all quoted costs
Record whether the construction price includes drawings, engineering, permit applications, permit fees and building coordination. Confirm tax treatment. If a cost is already inside another amount, identify it there instead of adding it twice. A refundable deposit may affect the cash needed upfront without becoming a permanent expense.
Construction and finishing: ___________________________________
Professional work and permits: _________________________________
Owner purchases and building fees: _____________________________
Tax included or additional: ____________________________________
Explicit exclusions and unpriced work: __________________________
6. Agree the schedule and changes
Keep approval waiting separate from preparation and construction. Before work begins, confirm that needed materials are ready and trades know the written daily schedule. Ask which activities can overlap. Record how a new product, hidden problem or building delay will change the work, price or finish date. Agree changes in writing before proceeding.
Ready-to-start conditions: _____________________________________

Change approval process: _____________________________________
